Developer withdraws variance application for 52 Mt. Airy Road after strong neighbor opposition. [Updated May 14]
Andrew Cortese wanted to build a second house on the environmentally sensitive property. He may still have development plans for the land across from ShopRite.


We have learned from reliable sources this evening that developer Andrew Cortese of Dobbs Ferry has withdrawn his application to the Zoning Board of Appeals for a variance that would have allowed him to build a second house at 52 Mt. Airy Road. The project has been opposed by a significant number of local residents who have cited environmental and other objections to the variance.
After multiple sessions of a public hearing, the ZBA referred the application to the Planning Board, which had not yet put the project on its agenda.
Cortese and a partner still own the property at 425 South Riverside Avenue across from the ShopRite parking lot. A provisional plan to build 49 apartment units there has not yet been submitted to the village for its approval process.
This is a preliminary report and we should have more details soon.
Update May 14: The Village Manager has provided us with this email which was sent out yesterday to those who provided comment to the ZBA:
“Dear Community Members,
Please be advised that the Zoning Board of Appeals application regarding the proposed subdivision at 52 Mt. Airy Road has officially been withdrawn by the applicant. While this application is not scheduled for any future meetings, you can receive future board agendas by email by registering here: https://www.crotononhudson-ny.gov/subscribe.
